Home Selling tips

* Make your home sparkle! Clean sells. General cleaning is a must. Bathrooms, windows, woodwork, wax the floors and dust. It's time to make an impression.

*Try not to be present during showings. This allows the prospective Buyer to feel free to imagine what it might be like to have the house to themselves.

*Let the sunshine in! Turn on as many lights as possible for a warm and clear impression.

*Turn on soft music. Classical or soft rock set on low volume so the Buyer and Agent can talk.

*A warm glow. In the winter, if you have a fireplace, fire it up. Artificial logs will burn colorfully for about 3 hours.

*Stimulate the nose. Potpourri, cinnamon, airfreshners in the bathroom! Bake some cookies in the oven. The nose is a powerful tool to have in your favor.

*Unlock and make available all rooms. Be sure to leave keys or garage door openers.

*Display the full value of your closet and attic space. Clear out as much as you can and arrange what is there neatly. Everybody has stuff that they need to put somewhere. Let the Buyer know there's plenty of room here.

*Clutter check. Eliminate any excess furniture. Take down posters or signs that might be controversial or offensive to your prospects. Clear off refrigerator magnets and art work for a clean look.

*Keep pets under control at all times. If they cannot be removed during showings, could they be kenneled? Keep cat litter boxes and dog dishes out of the way, preferably out of the house.
